Cheap apartments and bungalows in Orihuela Costa — what can you buy for €150,000

Cheap properties in Orihuela Costa are far more accessible than many buyers expect. On the southern Costa Blanca it is possible to find apartments in established locations — such as Playa Flamenca, La Zenia, Villamartín, Punta Prima, Cabo Roig and Dehesa de Campoamor — for under €150,000, and in many cases well below that figure. This is one of the few regions in Western Europe where for a reasonable budget you can acquire a property with a communal pool, in a well-established Mediterranean urbanisation, just a few kilometres from the sea.

How to buy cheap property in Spain safely — costs and financing

When buying cheap property in Orihuela Costa, it is important to factor in the full transaction costs from the outset — not just the purchase price. Property Transfer Tax (ITP) on resale purchases in the Valencian Community is 10% of the property value. On top of this come notary fees, land registry inscription and gestoría costs — in total you should budget for an additional 11–13% on top of the purchase price. On a property priced at €90,000, this amounts to approximately €10,000–12,000 in additional costs — an amount worth factoring into your budget planning from the very beginning.

For buyers with a tighter budget, mortgage financing is also available — Spanish banks typically lend to foreign nationals up to 70% of the property value, meaning you will need a minimum deposit of 30% plus buying costs. On a property priced at €100,000, you will therefore need approximately €40,000–43,000 in personal funds. This is still significantly less than what would be required to purchase a comparable property in the UK, Germany or other Western European countries.
